The Hub is the way to go in TC.
You not just gain a very large space to store ships and build stations,but you get the added ability to place it between any three pairs of joining sectors.

Avarice is the former name of the current Unknown Sector that sits between New Income and Montalaar. In X3:R the player could buy the sector through a bidding system via BBS and even rename it (I renamed mine Redemption). IIRC there were only half dozen choices, or something like that.
